Brown English Capital Advisors (BECA) offers the Community Investment Portfolio (CIP) which invests in senior mortgage loan participations and investment-grade-rated community development revenue notes.  These investments support the creation or expansion of affordable housing, charter schools, community facilities, or retail and commercial enterprises that serve the needs of low and moderate-income communities throughout the United States. 

Portfolio investments are generally structured to operate and perform like other fixed income investments.  Mortgage loan participations operate similar to a commercial mortgaged backed security (CMBS), but are generally single property transactions that provide greater transparency.  Community development revenue notes are multiple community development loans that have been securitized into investment-grade-rated collateralized mortgage obligations.  BECA will only invest in the senior tranches of these revenue notes that are AA rated or higher.

Investments are made with the assistance of a select group of financial partners that represent some of the best community development financial institutions (CDFIs) in the country.  CDFI partners are generally non-profit organizations that operate with the mission to preserve, create and or rehabilitate community assets. These organizations provide subordinate loan participations and also support portfolio underwriting, monitoring and servicing.

BECA makes investments on a fully discretionary basis for a variety of foundations and public, and corporate and religious pension fund clients.
